1h 0.12m I’m here to share our perspective on the proposed motion we do recognize that the city must balance fiscal response sustainability with the need for housing affordability and exploring a community Improvement plan funded through federal dollars is a practical step towards this objective
1h 0.42m development Chargers are disproportionately passed on to home buyers and renters as an upfront cost and as my previous delegates have mentioned there’s a few municipalities already doing and like implementing development charge exemptions and deferrals for certain types of priority housing

1h 0.8m increasing supplies the most effective long-term solution to stabilizing and approving affordability

1h 5.52m Council to Europe first okay thank you mayor thank you very much for your delegation so I had one question and then you’re the latter part of your delegation brought up too so I can ask you two questions I’m gonna start with a second as a point of clarity I understand that it would be helpful for the industry for us to make that clarity about what we’re talking about if we say it’s not going to fund luxury units I get them would you be open to and would it provide even more clarity If instead of us defining what we’re not going to fund as in what is luxury that we actually put Clarity around what we would be willing to fund which is attainable literally attainable for Workforce middle class people in the city absolutely just as long as there’s some defined parameters and that encouraged what we are looking to achieve for sure thank you my second question is are you aware that because the conversation is now turning to funding that we already have available from upper level Government funding as in the hosting accelerator fund are you aware that in order for us to finish getting the allotment that we were guaranteed
1h 6.52m by the federal government we have to meet certain Target numbers and where we’re low right now in meeting those Target numbers is in the missing middle built form which you agree that it’s imperative for us in order to make sure that if we’re going to spend existing dollars we have in hand in order to that we use those dollars to meet those numbers to make sure we get the additional have funding that we’re allotted and not use them for because right now our multi-residential numbers are we’ve met those so if we were to use half dollars for multi-residential we run the risk of losing the last five million dollars of half funding so would you agree that any kind of program we come up with DC or anything needs to focus on making sure that we are meeting the numbers we need to get that additional upper level Government funding

2h 44.33m these construction practices in my opinion have been taxed unfairly particularly when you’re paying hsd not only on the construction of the home but also the land that it sits on 75% of housing costs are in land acquisition fees levies DC do you have to pay this is before you even get a shovel on the ground so imagine you want to build a house I already got a bill for a million three and he started building my house yet so these are all government related charges the construction industry is one of the largest and most critical sectors in Canada acting as an major economic engine it employs over 1.6 million
2h 45.01m and contributes approximately 162 billion annually annually to the country’s best product 90% of the industries dominated by small and medium Enterprises more than 60% of all construction companies are micro firms with fewer than five employees
2h 45.31m approximately one out of every 13 working Canadians is employed in the construction industry
2h 45.45m the remaining 50% of income coming in comes from the construction of new homes and condos
2h 45.57m and it produces 71 billion dollars in wages

2h 46.49m each housing start comes with a different story and subsequent requirements a single parent with three adolescent kids cannot accommodate that situation in the condominium they would have to purchase a home for a lot more money with a front and rear yard compare that to a retired couple or senior who sells their three million dollar home and decides to purchase a condominium at a much lower price with they be more need of a development charge reduction than the single parent with a small children who prefers to raise him in an actual house where most of us grew up
2h 47.02m take a family brother and sister with children each who decide to bring and share out to buy and share a house with the intention of bringing their parents to live with them this is quite common and popular due to the economic conditions and high income prices if these people bought three condos it would be the same size as single family home he would benefit approximately if we’re talking DC reductions almost 300,000 dollars in reductions and that’s not including the HST reduction which is coming I understand this month in which the HSC is going to be removed is that the third reading in at the Senate and hopefully within the next month I’ve been assured by Karina Gould’s office this is in fact will be in place so they would be an entitled to another HSC refund which would be another 300,000 dollars so these people buying a new condo would be entitled almost 600,000 dollars in reductions where the person buying the single family home for their family to live together would receive nothing

2h 48.1m with these folks not be entirely reduction in development charges on one home and you only starts at 2 million dollars not long ago these homes could be afforded by working people not their deemed the missing middle that nobody could afford
